Structural Features

• 8”, 10”, or 12” thick solid poured concrete foundations reinforced with #4 rebar.
• External treatment protection against termites with one year warranty.
• “Weyerhaeuser Truss Joist Silent Floor” TJI floor joist system for significant effort to eliminate annoying floor squeaks. It also is environmentally responsible, reduces call backs, and resists bowing, twisting and shrinking. It also has a homeowner lifetime guarantee like no other in the industry.
• “Advantech” VIP & OSB tongue & groove ¾” thick sub floor system. This is a more water moisture resistant, high strength, more stability, and has earned “Greenguard” certification as a low emitting indoor air quality product. It also has a 50 year homeowner guarantee 2nd to none.

Designer Features

• Our roofing consists of 30 year architectural shingles. We use “Tamko” or “Gaf” brand for more customer color selections.
• We use “Therma-Tru” doors, the most preferred brand in the business, for our exterior door systems, front entry’s, side doors, fire doors, etc. Fiberglass, steel, smoothstar, fiber-classic, and classic craft collection of doors are available to the customer. Adjustable sills, sidelights, transoms, stained glass, 8’ high doors, double french doors, etc., are also available. So many choices for so many tastes!
• For garage doors we install “Clopay” overhead doors with raised panels with door openers. We use the #1 installed garage door opener, “Chamberlain” Lift Master Professional, Model#3255 with ½ h.p. industrial strength chain drive opener with security and remote controls, and multi-functional control panels. Other options such as glass panel inserts, colors, etc. are available.
• Trim packages for our homes are 5 ¼” high wm163 profile with an o.g. cap floor base molding. 2 ¼” wide colonial casing on our 6 panel pre-primed colonial interior doors. Other moldings per a customers request are available.
• “Heatilator” Fireplaces
• “Duron” and “Sherwin Williams” paints are used in all of our homes we build. With the many color selections, availability, locations and quality, we feel this is the best paint in the industry.
  

Energy Saving Features

• Windows for your home usually will be up to the customer’s preference with an allowance in your proposal. With so many window manufactures and so many choices, we suggest “Low E” glass. For our standard, we prefer “United” vinyl or vinyl clad windows.
• For heating, ventilation, and air conditioning we install “Trane” furnaces and condensing units. Our furnace standard is 92% high efficiency. “Trane” X B 15 seer a/c compressor.
• “Rinaii” hot water tanks. Enjoy never ending hot water and save up to 70% on hot water heating costs. (Available only in natural or propane gas)

Exterior Features

• Siding features are “Alcoa” from the Grand Sierra Series. 4 ½” dutch lap siding which is available in many color options. Soffit choices are also available in the other colors besides standard white.
• We install seamless 5” outside diameter white aluminum gutters with 2”X3” white aluminum down spouts piped down to splash blocks.

Interior Features

• For our standard plumbing fixtures, we use “Kohler” and "Toto" water closets, and “Moen” chrome faucets, tub and shower controls. Other options such as brushed nickel, etc. are available. Also, we always have a minimum of 3 exterior frost-proof hose bib faucets.

• Our electrical standards include smoke detectors with battery back ups in all bedrooms and hallways. For your phone and cable, Cat 6 is used as our standard wiring package.
